Set in a beautifully restored 1911 cottage complete with a wrap-around veranda and lush gardens, The Tea House on Los Rios offers Orange County's premier high tea experience. In addition to serving our famous scones, delicious tea sandwiches, and loose-leaf teas, we also feature a full luncheon menu and a weekend brunch menu, complete with mimosas and Bloody Marys. Join us for an unforgettable experience.

We are located on Historic Los Rios Street in San Juan Capistrano. Consider taking the train and making a day of it!

I’ve been here once before with my daughter and sister and had a great experience, so I wanted to share the experience with my mom, sister in law and niece whom are from out of state . I hyped this place up, and made them dress up, and even wore hats and everything! I was so disappointed with the costumer service, it was cold, the waitress told us she’d try to get a heater to the location we were seating, but never did, my poor mom and niece were so cold they couldn’t enjoy themselves, I asked for at least two blankets and only was given one:/ . We weren’t brought sugar with our tea, and had to ask a few times for it before it was brought to us:/, our tea wasn’t the warmest by the time the sugar was brought to us:(To top it off, they sat so close to the port-a-potties, that there’s a toilet in the background of our pictures! Needless to say this experience went down the drain, no pun intended! We definitely won’t be returning nor posting pictures, because drinking tea and having a toilet behind us is just not a pretty a picture to have. I’m beyond embarrassed for suggesting this spot to my-out of-Townes! To say I’m disappointed in this whole situation and experience is an understatement!

This is the most magical setting for tea. The scone is delicious and heart-shaped and there is an extensive tea menu too.

Always outstanding service, ambience and afternoon tea fare. Also very accommodating to our non-dairy needs. Love this place!!

So much fun! A great time - We spent it with out 3 generations. The food was great and the ambiance. Highly recommend. Book in advance, we could not get in for weeks.

Our experience was awesome as always. Our waitress Leslie was perfect. The scones and jam/sweet cream were amazing. The teas were phenomenal. And most of our meals were exquisite. However, the shepherds pie had quite a bit of fatty meat in it (we had 2 of these dishes). Filtering out the abundant fatty pieces was less than ideal. Overall, 4.9/5.0!

Everything was so gorgeous and so so filling! Unfortunately we did have a few dietary restrictions and they were not very good at making sure those were taking care of, we had to continually ask for things we were missing. There was also only two bathrooms to accommodate for guests which resulted in a very long line into the kitchen. Other than that it was a really good birthday tea spot!

The atmosphere inside was very unique , beautiful gardens outside of the Tea House and we did visit the cute gift shop after a delightful experience and meal . Our server was attentive and provided an informative relaxing overall experience. We all ordered Garden High Tea . The teas were exceptional full flavored and everything was fresh and delicious. We highly recommend the unique experience of teas and food.
