Set in a beautifully restored 1911 cottage complete with a wrap-around veranda and lush gardens, The Tea House on Los Rios offers Orange County's premier high tea experience. In addition to serving our famous scones, delicious tea sandwiches, and loose-leaf teas, we also feature a full luncheon menu and a weekend brunch menu, complete with mimosas and Bloody Marys. Join us for an unforgettable experience.

We are located on Historic Los Rios Street in San Juan Capistrano. Consider taking the train and making a day of it!

We come often for the tea and scones which are amazing. We come especially because it’s a favorite of my 94-year old Mom. HOWEVER, this is the second time that their one HANDICAPPED PARKING SPACE (which my Mom needs) was COMPLETELY BLOCKED. This time by a porta-potty from a special event they had over the previous weekend. One time may be an oversight, but twice tells me HOW LITTLE THEY VALUE THEIR HANDICAPPED CUSTOMERS.

Came here for a brunch for 6 people to celebrate my second baby coming. Once we sat, nobody greeted our table for 30 minutes and we had to ask twice for a server, while the table next to us was greeted within minutes. Once our server did come, we were ready to order immediately, no introduction of her name or anything with her greeting. We ordered, and the food was delicious. However, our server didn’t check on us again until we’d had our food for 20 minutes. Then when we were asking for boxes, our busser (he was great!) also asked if we needed anything. We said we were waiting for boxes that we’d asked the server for. He came back with some for us at the same time as the server, at which point the server made a rude comment telling us to only ask one person for something when we need it. Mind you, we never asked the busser, but told him we were waiting for some and he took initiative. Very rude server, food was good. Cute location. But overall a one and done experience for us.

Is our fourth time coming! Great tea house with a lots of charming spaces and delicious food and teas, I particularly love the plain scones served with a sweet cream and jam. The workers are always pleasant. For sure my favorite tea house around the world.

Disappointing Experience at The Tea House On Los Rios I recently visited The Tea House On Los Rios to celebrate my anniversary, but unfortunately, the experience fell short of expectations. Upon arrival, despite checking in well ahead of others who were seated promptly, we were left waiting as individuals who arrived after us were ushered to their tables first. When the hostess finally approached us, the lack of personalization was apparent as she simply said, "excuse me," instead of addressing us by name. As we settled into our seats, our anticipation for a memorable celebration was dampened when our server forgot to bring the champagne we had ordered. Despite bringing this to their attention, there was no effort to rectify the oversight beyond offering a small takeaway of tea, which felt inadequate given the occasion. Additionally, despite our explicit request for vegetarian sandwiches, we were initially served sandwiches containing ham, tuna, and eggs. It took multiple reminders before our server corrected the error, which disrupted the flow of our meal and further diminished our experience. While the food itself was passable, the lackluster service overshadowed any enjoyment we might have derived from it. Overall, our visit to The Tea House On Los Rios left much to be desired, and we were left wishing for a more attentive and accommodating service to complement the decent fare. In conclusion, while the ambiance of The Tea House On Los Rios may be charming, the inconsistent service detracted significantly from what should have been a special occasion.

Very busy Friday afternoon - we should not have been surprised considering Los Rios is one of the few "truly High Tea" houses left in Orange County. The service was excellent and helped cover for some of the overly rambunctious guests. Because it was late in the day, we forgave the dryness of some of the food. We look forward to another afternoon at the Tea House on Los Rios.

We loved the location & experience but found the service to be extremely slow. The hostess was not super friendly and then out waitress would disappear for extremely long amounts of time. We spent most of the reservation waiting or looking for someone. We had 6 for the standard tea experience with sandwiches, dessert, and the scone. Our scones were so massive and it took so long for the sandwiches to come next that most everyone was too full to enjoy the sandwiches. 3rd course were small cakes but again, they took so long to come and everyone was so full by then we took had them to go. But the small bites we did try were extremely dry and far too sweet. It was a little disappointing but that wouldn’t deter us from coming back, we’d likely just order an entree next time instead.

I took my mother to the teahouse for her 89th birthday. I loved the street's vibe and the ambience, and the food is delicious and camera ready. Our little tea party was the perfect birthday celebration.

It was a wonderful experience for my girls birthdays and me. We had so much fun. The girls weren’t a fan of the sandwich’s choices but they were full on everything else and that was good.

Morgan made our experience amazing. She was kind, genuine, attentive, and so helpful with suggestions and follow up. From the scones, mimosas, soup, salad, sandwiches and dessert - everything was delicious. Our first time here and we can’t wait to come back.

I’m a lifetime patron of the Los Rios Tea House. Whether it’s an occasion or not, my friends and family know that I’d like to go there. It’s beyond a tea experience, it’s as if you’re in another time in history, more like a realistic movie set portraying a time when life was slower, more gentle and peaceful. The flower garden all around the vintage house that contains the authentic tea tables surrounds you in a Jane Austin type setting. Thank you tea house for allowing me to escape every so often into your world. It’s magical

Such a wonderful day!! The tea house was sooo beautiful and such a pleasant place to be. We sat on the patio Our waiter was excellent in explaining everything and the food was beautifully displayed and taste was so great! We were so full and they brought boxes and even gave us extra Devonshire cream and raspberry preserves for our scones! We throughly enjoyed everything and will definitely go back!!!

I'm afraid to recommend as it will get busier than it already is. Such a perfect place to visit from out of town for a wonderful tea experience. Food was fantastic, array of teas is endless and they are delicious. Service was beyond superb. My water glass never even got below half. They are great with recommendations, and asking you when you want food brought out or if you need breaks they let you decide how fast or slow you want your experience to be. It is just the best concept, and has the best food and staff. Can't say enough about this hidden treasure. Plus, my Mom was able to enjoy all the same foods as me with gluten free options, which is so hard to find these days and it was just as good as my food.

What an absolutely wonderful experience. I went to the Tea House by myself as an influencer wanting to share Spring Bucketlisters and this place exceeded my expectations. First of all it is designed so beautifully. I loved the little moment in every corner. Then the staff was so nice, friendly and accommodating to everyone, and there was quite a lot of us. Even being by myself, they still found a nice table for me. My waiter Marcos was so professional, fun and attentive. The "men in black" working around the tea house were also so kind and friendly. It was just a beautiful experience...as a tea house should be. I can't wait to bring people back and share it with others.

Brought out of town cousins here and they were so impressed. Desiree was our server and she was fantastic. Service was perfect, the food is amazing, the porch is our favorite place to sit and enjoy tea.

Great place to celebrate a friend’s birthday or other special occasions. I love the way the place is decorated, and the food is delicious. Of course, the tea selection is superb. I’ve gone there five times in the last seven months.

Very fun experience. There was a bridal shower and sound bounces off the walls so I wouldn’t describe it as a serene tea experience. I suggest going mid-week. I expected the food to be served on a tiered serving set. It was not. Some menu items have large portions. Overall, fun experience.

I was impressed by the service and the quality of the food! We really got what we paid for, and I would recommend The Tea House to anyone looking for a fun place to celebrate special occasions! My friend had allergies, and they were very accommodating!
